Homeowners Responsibilities

In an effort to make the your renovation as smooth and well-coordinated as possible, please read this information about about responsibilities as related to your renovation project. Please contact us with any questions. We look forward to working with you!

PETS

It is the homeowner’s responsibility to keep all pets away from the work area. We recommend that all pets be confined to another area of the house or yard.

CHILDREN

It is the homeowner’s responsibility to keep children away from the work area. The workpeople cannot be responsible for their safety. We recommend that children be instructed to stay away from the work area, both inside and outside, and that young children be supervised at all times to prevent injury.

ACCESS

Workpeople will often need to work in the attic, basement, and/or crawlspace during a renovation. It is the homeowner’s responsibility to make these areas accessible to them. Please cover items in the storage areas of the attics, basements, and crawlspaces, to prevent them from being damaged by any falling dust or dirt.

DAMAGE

We cannot be responsible for any damage to household items caused by vibration or any other normal construction activities. We recommend that you remove pictures, knickknacks, etc. in the work area and on adjoining walls during the course of construction. We will repair any nail-pops that occur. Any repainting of these areas will be solely the owner’s responsibility.

INSURANCE

The owner agrees to carry insurance covering fire, theft, and storms in sufficient amounts to cover work and materials under construction, and agrees to compensate Sparta Trades Kitchens and Baths for losses sustained by these conditions.

WARRANTY

We will warranty our workmanship for 12 months from the issuance of the final inspection by the town. No warranty work will be performed unless the contract has been paid in full. Should nail pops occur from shrinking lumber, we will spackle the damaged area. Decorative paper and painting, however, is the responsibility of the homeowner. We cannot warranty materials or service supplied by the homeowner. If defects in these products result in additional work, there will be an additional charge. All materials will be installed as specified and carry the manufacturer’s warranty. All work will be completed in a neat and workmanlike manner using new materials of good quality and in compliance with all applicable building codes, ordinances, laws, statutes, rules, and regulations.

CHANGE ORDERS

Any alteration or deviation from the specifications that involves extra labor and/or materials will be executed only upon a written Work Order Change Form signed by the homeowner, with an agreed upon extra charge. Change orders resulting in a credit will be deducted from the final contract payment.

EXISTING CONDITIONS

We cannot be responsible for any pre-existing code violations that inspectors require to be corrected. Agreements made directly with mechanics or subcontractors on the job are not recognized. No statement, arrangement, or understanding, expressed or implied, not contained herein will be recognized. We cannot guarantee any roof work for improper ventilation, inadequate insulation, or problems caused by ice dams. Any hidden conditions resulting in additional work not specifically included in the contract will be handled as a work order change.
